Minutes for the July 16, 2013 Meeting
Evendale Municipal Building, 10500 Reading Road, Evendale, Ohio  

Attendees:  President Hugh McKinnon, Jeff Albrinck, Dave Harwood, Al Pearlman, Stiney Vonderhaar, Chris Patterson, Gordon Geraci, Carrie Geraci, Jack Cameron, and Pam Morin.

Recurring Business:

1.      Approval of the minutes from the May 31st meeting was made on a motion made by Al Pearlman and seconded by Stiney Vonderhaar.  The motion passed with a 5 yes, 0 no vote.

2.      Economic Development Update:
a.      Kinetic Vision, 10191 Evendale Commons Drive:  They will be appearing in front of Planning Commission tonight for their final site review approval.  Their application for a job creation tax credit has been recommended.
b.      Menards 2789 Cunningham Drive:  They are still planning an August 6th opening.
c.      Village Crossings:  Devonshire/Reit bought Village Crossings in May, 10400 Reading Road.  Gary Yunker, their VP of Real Estate Operations, has contacted Jack Cameron about developing the outlot across from LaPetite France.  Hugh McKinnon suggested that Jack share the CIC vision for the Commercial District with them.
d.      Equity, 10400 Reading Road:  They will also be at Planning Commission tonight for a preliminary discussion of a retail strip on the west side of existing retail building and a restaurant development along Reading Road.  The challenges they must work through with Planning Commission and the TriHealth Evendale Hospital are:  the entrance off of Reading Road at the light and set back restrictions.
e.      Element Materials Technology:  They have received Council’s support for an Enterprise Zone Application for their new location at 2863 Sharon Road.  
f.      Aluminum Extruded Shape (AES) 10549 Reading Road:  AES is considering a possible investment in a 150’ press and in a small building addition and renovations.  These improvements may add 20-25 employees to their work force.  AES is considering applying for an Enterprise Zone with the Hamilton County Development Company.  CIC previously wanted to explore any adjacent business interest in the Hollywood Motel property.  The only interest expressed by AES was possibly a driveway back to that part of their property/building.
g.      GE Aircraft Engines:  Continue to grow and expand at the Evendale campus.
h.      Village Land Purchases:  The purchase of 9746 and 9766 Reading Road is complete.  The Village has agreed to a six month lease with TLC for the 9766 Reading Road parcel.  At the end of the lease, the Village has plans to level the site.  
i.      Jim Dandy’s Barbeque:  Jack Cameron will be meeting with the owner of Jim Dandy’s this week. They are interested in the Village Landing site to consider building a new site for their restaurant.  

New  Business:

1.      Developer/Broker Services Request for Qualifications (RFQ) Draft Review:  Jack Cameron presented a RFQ document for the CIC members to consider.  After some discussion, the members agreed that there should be two phases in the sale of the Village properties:  Phase 1 – Establish an advisory position that would help CIC develop fair market value of the properties and develop a course of action to market these properties; Phase 2 – Selling the properties.  The discussion centered on the “Scope of the Work” section of the document.   Item #4 was re-worded and items #5 & #6 were eliminated.

Jack laid out the following time line:
•     August 16th – The deadline for the acceptance of RFQ’s.
•     August 20th – At the next CIC meeting, the applications will be reviewed.  Three to five candidates will be chosen.
•     August 26th – The prospective candidates will be interviewed.  One and half hours will be allowed for each candidate.
•     September 17th – Finalize the contract with the candidate.
Jack will have Tim Burke, Village Solicitor, draw up the contract template before the interview process begins.
 
Dave Harwood made and Jeff Albrinck seconded the motion to adjourn the meeting.

The next meeting will by Tuesday, August 20, 2013.
