Minutes for the December 4, 2012 Meeting
Evendale municipal Building, 10500 Reading Road, Evendale, Ohio
Attendees: President Hugh McKinnon, Jeff Albrinck, Dave Harwood, Chris Patterson, Al Pearlman, Chris Schaefer, Bob Szczur, Stiney Vonderhaar, Jack Cameron, and Pam Morin.
Recurring Business:
1. The minutes were approved as read with a motion made by Stiney and seconded by Al. The motion passed with a vote of 7 yes, 0 no.
2. Economic Development Update:
a. Construction on Menards continues with an opening target date of March or April;
b. Gold Medal has closed on the property at 10601 Medallion Drive property;
c. Both Mike Albert Leasing and White Castle have completed their construction projects;
d. GE Aviation continues to show strong growth.
Old Business:
1. Village Landing Follow Up Discussion: Hugh recused himself from this discussion. Jack met with Rob Widermuth, RGW Development LLC., to discuss development options on the Village Landing property, Glendale-Milford Road and I – 75. Jack reported that Rob felt that the Flex Building concept, with at 100,000 square foot building, was a viable option for this property and that for best results the Village would have to be involved with the development. Developing office/retail in this area would dilute the future development at Evendale Commons. Jack reported that recent inquiries about this property have all been about a distribution type of businesses.
Jeff and Chris Schaefer are concern about the return of investment if the Village decides on investing in a Flex Building development. Jeff stated that the Village is in a position to be patient in developing this property, especially since this s a key piece of land in the Village Economic Development. Jack expressed the opinion that if the Village does get involved in the development of the property, it give the image that Evendale is willing work with small to medium sized businesses. Bob suggested that Evendale might want to pursue Light Industrial businesses for the property or non-cyclical businesses, i.e. governmental, crime lab. Everyone agrees that the two lots making up development should be developed as one.
2. Council is holding a Public Hearing on the new zoning code at their December 11, 2012 meeting.
3. Jack will be meeting with Equity and Neyer Retail this week to discuss their plans for the Village Crossings, 10400 Reading Road. They have three acres that can be developed in this property. Equity has mentioned that a small outlot along Reading Road may be developed into a Fast Food restaurant. The new zoning code would not allow this type of development on that lot. Currently on this property they have the Cincinnati Asian Market who has just recently signed a long term lease and is in the process of expanding. The Evendale Medical Center, 3155 Glendale-Milford Road, is still uncommitted in their future plans, but continues to grow.
The next meeting is Tuesday, January 15, 2013 at 7:30 AM in the Municipal Building.
Stiney made and Dave seconded the motion to adjourn the meeting. The motion passed with a 7 yes, 0 no vote.
