COMMUNITY IMPROVEMENT CORPORATION MEETING
Thursday, June 10, 2010 at 3:00P.M.
Evendale Municipal Building, 10500 Reading Road, Evendale, Ohio
Attendees: Hugh McKinnon, Stiney Vonderhaar, Chris Schaefer, Bob Szczur, Carolyn Smiley-Robertson and Jack Cameron. Also present from FSA/KKG Chris Breda, Craig Gossman, Linda Armsey, and Sukirti Ghosh.

1. Approval of Minutes from June 10, 2010 (1st Schaefer, 2nd Vonderhaar – 5 aye, 0 nae)
New Business:
1. Valley Central CD renewal
a. Motion to renew our CD at Valley Central for 6 months (1st Vonderhaar, 2nd Smiley-Robertson – 5 aye, 0 nae)
Old Business:
1. FSA Project – See agenda attached
a. Chris Breda updated on PNC Bank.
i. Closing date is August 27, 2010.
ii. Chris spoke to Dick Baker, local contact for this market. Dick referred Chris to Pittsburgh.
iii. PNC completing a proposal and should be in a better position to talk soon.
b. Chris updated the CIC on Village Crossings. Kelvin Hanger has not returned calls or emails to Chris since the meeting with Dr. Deutsch. Jack had a conversation with Kelvin at the Chili lunch Wednesday and encouraged Kelvin to let us know what the Medical Center wanted to do in regard to any expansion.
c. CIC talked about possible purchase options of Elite Photography, Village Crossings, PNC, or 3 acre parcel on Village Crossings.
i. First and foremost, the CIC felt that a commitment from the Evendale Medical Center was needed to seriously consider making any purchases.
ii. The PNC Bank site would make sense to control for the sake of the Medical Center expanding.
iii. Elite Photography would be a possibility; however, any purchase would have to be at a reasonable price and/or conditions.
iv. Village Crossings 3 acre parcel next to PNC Bank could be controlled through zoning and no purchase of that property is desired at this time.
v. Next Steps
1. Confirm Evendale Medical Center’s direction and commitment.
2. Continue communication with PNC Bank and explore possible donation. Donation was suggested since PNC will have to deal with several dozen sites which are no longer needed. Donation may be more valuable to them as a tax deduction.
d. Chris Breda updated the recent discussions about Landmark Baptist property with the Village of Glendale and Landmark Baptist.
i. As FSA continues to consider the site it is best broken down into developable areas. Any areas to develop in Glendale need access.
ii. Those developable areas in Evendale already have access and do not appear to be dependent on the Glendale portion of the site. It does not make sense for Evendale to continue to require Glendale’s support.
iii. CIC agreed that the Evendale portion of the site would NOT be residential and any other use was possible notwithstanding other aspects of a proposal that were not agreeable. It was noted by Linda that a company like Verdin Bell had recently considered a consolidation. This would be a manufacturing campus with some office. CIC agreed that even that type of manufacturing use was possible.
