MEETING MINUTES
Members Present: Leslie Ann Morse-Vice Chairman, Craig Nightingale, Michael Cole, Peter McDonald, Debbie Abbott, Kevin Holland and Frank Salomon.

Ms. Morse (Vice Chairman) called the meeting to order at 5:00 PM.
ANR:
CASE PB2006-22 ELKE BRUECKNER, 5490 State Highway, Eastham, Map 05 Parcel 02.
A MOTION was made by Debbie Abbott, SECONDED by Michael Cole to ENDORSE ANR for Elke Brueckner located at 5490 State Highway, Eastham, Map 05 Parcel 02.
VOTE: IN FAVOR (7) UNANIMOUS
ANR:
CASE PB2006-23 - WILD CARE, INC./BENNETT & O’REILLY, INC. 10 Smith Lane, Eastham, Map 20 Parcel 125.
A MOTION was made by Michael Cole, SECONDED by Debbie Abbott to ENDORSE ANR for Wild Care Inc./Lena Larned, President, located at 10 Smith Lane, Eastham, Map 20 Parcel 125.
VOTE: IN FAVOR (6) Michael Cole did not vote
CASE PB2006-19 - DANIEL & PRISCILLA DELEA, Jr./BOB CREONTE, seek Residential Site Plan Approval under Eastham Zoning By-Laws Section IX-D to renovate an existing guest cottage with a 2' X 20' addition to the second floor, resulting in site coverage of over 3,000 sq. ft. for property located at 40 Freeman Way, Eastham, Map-01 Parcel-072.
THE PLANS WERE REVIEWED AND APPROVED WITH CONDITIONS:
DECISION:
Based on the Applicant’s request a MOTION was made by KEVIN HOLLAND and SECONDED by CRAIG NIGHTINGALE to Approve Residential Site Plan to renovate an existing guest cottage with a 2'X20' addition to the second floor for property located at 40 Freeman Way, Eastham, Ma-01 Parcel-072 with the following conditions;
(1) Subject to Board of Health Approval
(2) Subject to Conservation Approval

CASE PB2006-20 - JAMES & DONNA DEMETRI/PETER McDONALD, seek Residential Site Plan Approval under Eastham Zoning By-Laws Section IX, Paragraph D-2, to modify existing plans to include an additional 230 sq. ft. for property located at 265 Herring Brook Road, Eastham, Map 17 Parcel 486.
THE PLANS WERE REVIEWED AND APPROVED
DECISION:
Based on the Applicant’s request a MOTION was made by DEBBIE ABBOTT, SECONDED by KEVIN HOLLAND to Approve Modification of existing Residential Site Plan to include an additional 230 sq. ft. garage for property located at 265 Herring Brook Road, Eastham, Map-17 Parcel-486.
VOTE: IN FAVOR (7) Morse, Holland, Nightingale, Abbott, McDonald, Cole and Salomone
CASE PB2006-21 - MARC & SANDRA ZIMMERMAN/ANDREW MIAO, seek Residential Site Plan Approval under Eastham Zoning By-Laws Section IX, Paragraph D-2 for an addition and renovations of living facilities resulting in site coverage of over 3,000 sq. ft. for property located at 15 Snow Road, Eastham, Map-07 Parcel-467.
THE PLANS WERE REVIEWED AND APPROVED

CASE PB2006-14 - MARIANNE CAIAZZA & MARK AGOSTINO/ WILLIAM REYBURN seek
commercial Site Plan Approval under Eastham zoning By-Laws Section XIII-Special Permit-B to convert existing motel to a fourteen (14) Unit Condominium for property located at 2470 State Highway, Eastham, Map-015 Parcel-065.
DECISION:
A MOTION was made by MICHAEL COLE, SECONDED by KEVIN HOLLAND to have the Planning Board acknowledge that the condition of the Special permit to produce a lighting plan and more detailed renderings has been satisfied by the plan submitted to the Board.

A MOTION was made by MICHAEL COLE, SECONDED by DEBBIE ABBOTT to Approve the Minutes of July 12, 2006.
