MEETING MINUTES

Members Present: Howard Sandler-Chairman, Leslie Ann Morse-Vice Chairman, Craig Nightingale, Debbie Abbott, Michael Cole, Peter McDonald, and Tim Klink

Staff Present: Mary Elizabeth Burgess, Town Planner
                
Mr. Sandler (Chairman) called the meeting to order at 5:00 PM

RELEASE OF BOND:
CASE PB2005-10 - DAVID OLSON 255 Herring Brook Road, Eastham, Map-17 Parcel-487.

A MOTION was made by Peter McDonald, SECONDED by Craig Nightingale to Release  Bond for  property located at 255 Herring Brook Road, Eastham, Map-17 Parcel-487.

VOTE: IN FAVOR (7) UNANIMOUS  


ANR-MODIFICATION TO PLAN:
CASE PB2005-25 - EDWARD LARSON-285n. Sunken Meadow Road, Eastham, Map-05 Parcel-367A.

A MOTION was made by Leslie Morse, SECONDED by Debbie Abbott to endorse Modification to ANR Plan for  property located at 285 N. Sunken Meadow Road, Eastham, Map-05 Parcel-367A
                                                        
VOTE: IN FAVOR (7) UNANIMOUS  

Kevin Holland arrives. CASE PB2006-18 - CHRISTOPHER & BETTE ANDERSON/FRED AMBROSE seek Residential Site Plan Approval under Eastham Zoning By-Laws Section IX-D-2 to construct a new 1 3/4 story four (4) bedroom single family dwelling with connecting breeze-way and two (2) car garage on a vacant lot resulting in site coverage over  3,000 sq. ft. for property located at 20 Teal Way, Eastham, Map-17 Parcel-505.

A MOTION was made by Debbie Abbott, SECONDED by Craig Nightingale to Approve Residential Site Plan to construct a new 1 3/4 story 4 bedroom single family dwelling with connecting breeze-way and 2 car garagefor property located at 20 Teal Way, Eastham, Map-17 Parcel-505.


VOTE: IN FAVOR (7) UNANIMOUS  

CASE PB2006-11 - SALT POND ASSOCIATES/WILLIAM F. RILEY, Esq. seeks to modify the conditions of a previously approved Residential Site Plan  under Eastham Zoning By-Laws Section XIV to retain an existing garage that was previously proposed for removal for property located at 32 Tomahawk Trail, Eastham, Map 25 Parcel 016.

A MOTION was made by Leslie Morse, SECONDED by Craig Nightingale to Deny Modification of a previously Approved Residential Site Plan for property located at 32 Tomahawk Trail, Eastham, Map-25 Parcel-016.

VOTE: IN FAVOR - UNANIMOUS

Michael Cole steps down:

CASE PB2006-16 - RALPH A. GILMORE/BENJAMIN E. ZEHNDER, LLC, seek Site Plan Approval-Special Permit under Eastham Zoning By-Laws Section IX-D-2 to relocate existing mixed-use structure with proposed addition and renovation resulting in site coverage of over 3,000 sq. ft. for property located at 355 Massasoit Road, Eastham, Map-08 Parcel-225.

A MOTION was made by Kevin Holland, SECONDED by Craig Nightingale to Approve Site Plan-Special Permit to relocate existing mixed use structure with proposed addition and renovation with one Condition (1) Subject to Board of Health Approval.

VOTE:  IN FAVOR - UNANIMOUS

CASE PB2006-17 - BRIAN & BRIANNA SEPPALA/DAVID J. SKIBA, Esq. seek Residential Site Plan Approval  under Eastham Zoning By-Laws Section IX-D-2 to demolish pre-existing duplex dwelling and construct duplex dwelling resulting in site coverage over  3,000 sq. ft. for property located at 310 Higgins Road Eastham, Map-04 Parcel-428.

A MOTION was made by Leslie Morse, SECONDED by Debbie Abbott to continue this Case to September 13, 2006 as requested by David Skiba, Attorney for Brian & Brianna Seppala.

VOTE:  IN FAVOR - UNANIMOUS

A MOTION was made by Michael Cole, SECONDED by Kevin Holland to accept the Minutes of June 14, 2006.

VOTE:   IN FAVOR   UNANIMOUS
MOTION TO ADJOURN AT 7:00 PM was made by Kevin Holland, SECONDED by Michael Cole.
