A meeting was held on August 20, 2008 at Chatham Acres. The meeting opened at 6:30pm. Members present were Patricia Dufour, Monica Kangley, Jo Ann Ewing, Jeanne Hubbard and Judie Bobbi. There is one vacancy on the Board due to the resignation of Stacy Brown.
Minutes: A motion was made by Ms. Kangley to accept the Minutes of July 15, 2008. Ms. Hubbard seconded. Motion carried.
Bills and Communication:
Housing Connections of CT will conduct a two day training seminar in New Haven on September 8th and 9th. Four people are planning to attend.
A letter from DECD stating they accept our response to the Audit findings.
Ms. Bobbi sent a letter to CHFA requesting information about the reserves and the capital needs. CHFA will send a report on this information.
Higgins Electric has given a quote for the yearly maintenance of the generators at both complexes. Ms. Ewing mad a motion to accept the quote and change from Northeast Generator to Higgins Electric. Ms. Hubbard seconded. Motion carried.
The Hartford Insurance Co. has sent a refund of $78 on the Workers Comp policy.
Cash Report: Ms. Bobbi presented the Cash Report for July 2008. Ms. Kangley made a motion to accept the report. Ms. Ewing seconded. Motion carried.
Old Business and New Business:
Comcast rates will go up for Chatham Acres as of the next billing. This means an increase of about $2 per apartment. Ms. Kangley made a motion was made to give 60 days notices to residents of Chatham Acres. Ms. Ewing seconded. Motion carried.
Mac-Gray Laundry will be installing two new front loader washers and two new dryers at Bellwood. Contracts have been signed; they will notify us for installation.
Resolution 2-2008 was presented for the RSC Grant for 2008/2009. There is a slight increase in the money to allow for a raise. Ms. Hubbard made a motion to pass the Resolution. Ms. Ewing seconded. Motion carried.
Resolution 3-2008 was presented regarding the stratifying of Base Rent. As of this date the Base Rent for applicants will be $250 for a single and $350 for a married couple. The percentage will remain at 30%. A motion was made by Ms. Hubbard to pass the Resolution. Ms. Ewing seconded. Motion carried.
Motion was made by Ms. Kangley to adjourn at 7:20pm. Ms. Hubbard seconded.
