At a public hearing held by the East Hartford Zoning Board of Appeals in the Town Council Chambers at 740 Main Street, East Hartford, Connecticut, on Thursday, December 6, 2012 at 7:30 p.m., the following applications were heard and acted upon:
Timothy & Rosemary Moynihan, 190 Naubuc Avenue, Requests a variance from Sections 303.3 Lot Sizes and Area and 214.2(c) Accessory Structures, to permit a Lot Width of 75 ft. requiring a variance of 10 ft. and to permit an accessory structure (shed) 1.5 ft. from the property line. (Zone R-3)[Approved by a vote of 5-0]
Brian Siddall, agent for AutoZone Stores, Inc., 12 Governor Street, Requests a variance from Sections 210.5(c)(1&2) and 210.6(d), to permit a total of 3 signs with a total square footage of 184 sq. ft. requiring a variance of 120 sq. ft. including a ground sign of 50 sq. ft. (Zone B-5)[Approved by a vote of 5-0]
Michael Bonanno , agent for Lot & More, 1375 Silver Lane, Requests a variance from Section 302.1 Permitted Uses, to expand retail sales to items not customarily sold at the existing garden center in a residential zone. (Zone R-2)[Motion to approve: 3 in favor – 2 nay – motion fails; the variance is denied]
Welch Roofing, agent for Eugenia Nowik, 23 Cardinal Drive, Request a variance from Section 302.5(b) Yards, to permit a deck 1 ft. from the property line requiring a 5 ft. variance. (Zone R-2)[Application is amended to approve a variance of 1.1 ft. permitting a deck 4.9 ft. from the property line, in line with the existing porch previously approved]
Elizabeth Papageorgiou, 4 Sherman Avenue, Requests a variance from Section 209.1(a) Parking, to permit parking in the required Front Yard. (Zone R-3)[Approved by a vote of 5-0 with stipulation that the sections of fence closest to the sidewalk are either removed or lowered to 4 ft.]
