1.
Follow up from 6/12/13 meeting:  Chris Alley and Greg Ehrman for Richard Kauffman (new owner of Wendy Bujak’s house); 20 Chappaquoit Rd.; Map 24 Lots 210, 211:  Tear down and re-build two habitable dwellings.  Both currently have kitchens on a lot < 3-acres.  The garage will be relocated.  The current floor area of both dwellings is 1,480 sq. ft.  The area of the new dwellings will be 3,141 sq. ft.—just under the residential development bylaw trigger area of 3,155 sq. ft. for the lot.  The roof ridge height will be < 18 feet above mean, natural grade.  The A/C condensers will be 35 feet from the lot line.  A five-bedroom, denitrifying septic system is proposed.  The applicants will need to meet with the Board of Health, Conservation Commission and Zoning Board of Appeals.  The work is in the Chilmark Pond Coastal District.

Follow up from 4/24/13 meeting:  Kate Warner for Peter Moses (Bell); 11 East Lane;      Map 32 Lot 72:  Review updated boundary definition of the coastal district and the proposed house design options.  The project is in the Atlantic Ocean Coastal District.  A portion of the current house is in the wetland buffer zone.

Follow up from May 8th meeting:  Bruce MacNelly for Fred Khedouri; 14 Yardarm Lane; Map 24 Lot 227:  Review the updated plans to tear down and re-build a pre-existing, non-conforming 3-bedroom house that does not meet the minimum setback distance from the lot line.  The new house will reduce the non-conformity but still not meet the setback requirement.  The project is on tonight’s ZBA agenda (June 26) and is in the Chilmark Pond Coastal District.
