Meeting Called to Order: 10:08AM

Minutes :

  • Minutes from the April 1, April 8, April 18 and April 22 meetings were reviewed, there was no discussion and all were approved with no changes.
New Bylaw Correspondence Discussion & Response:

  • John Abrams Question:
  • Discussion occurred and the subcommittee agreed to advise the Planning Board that the Board state the intent of the bylaw allows more than one detached bedroom on a lot if there is more than one dwelling on the lot.
  • Sergio Modigliani Questions:
  • The subcommittee agreed the first question is the same as the one that John Abrams posed. The subcommittee agreed to advise the Planning Board to respond in the same way.
  • The subcommittee recommended that the Planning Board respond to question 2: The Planning Board’s intent was to use the word ‘dwellings’ where the word ‘buildings’ appears, in section B.4 of the Res. Building Size Reg.
  • The subcommittee agreed to advise the Planning Board to respond that the correct answer to Mr. Modigliani’s question 3 is: a. any one house exceeds 3,583 SF.
  • The subcommittee recommended that the Planning Board respond to question 4: The definition of Total Living Area, as used in the new bylaw, was developed through a joint meeting of the Planning Board, Board of Assessors, Building Inspector, Concom and Board of Health, held in late January 2013. ~The definition captures the intent of the bylaw and, to the extent that any ambiguities arise in practice as the Building Inspector~calculates~square footage, from time to time, these may be resolved.
Meeting with the ZBA:

  • Contact Wendy Weldon to arrange date for a joint meeting.
  • Discussion continued regarding meeting with people who have questions regarding the new bylaws. It was suggested that the people submit questions in writing so that the subcommittee has time to consider the questions.
Biennial Review Plan:

  • Discussion occurred and the subcommittee recommended the Planning Board gather “data” every 3 months in preparation for the biennial review.
  • The subcommittee recommended the Planning Board develop a tool to use for the data-gathering.

  • Friday, May 31, 2013 @ 10:00AM
