Call to Order:
Mr. Osnoss opened the meeting at the MV Land Bank off addressStreetMiddle Line Road at 4:35 p.m.
Diane & Blair Emin - Map13, Lot 10.3
The Planning Board met to assess addressStreetMiddle Line Road for Diane & Blair Emin. After walking the entire length of addressStreetMiddle Line Road from addressStreetTabor House Road up to the Emin property, the Planning Board noted several areas that needed attention. There were some trees that may need to be removed and some turnouts that may need to be improved. The Planning Board suggested for Blair Emin to come back with a layout of addressStreetMiddle Line Road indicating the areas to be addressed as well as turnouts. Christina will provide a blank map for Blair Emin to work with.
In addition, Mr. Meegan recommended staking reflectors on Tabor House Road across from the entrance of Middle Line Road, the consideration of having a stop sign on Middle Line Road where it meets Tabor House Road, and shifting the entrance of Middle Line Road to the south by cutting into the bank to improve the sight lines in both directions.

All members received and reviewed a copy of the Martha's Vineyard Commission Draft Written Approved Decision with Conditions. Riggs Parker confirmed that the Board of Selectmen is in agreement with the MVC written decision, which reflected the offerings of the Town. After a lengthy discussion, Mr. Flender made a motion, Ms. Weidner seconded and all members unanimously voted to approve the MLR Subdivision Form B with the following conditions:
In addition to the MVC Conditions, the Planning Board would like to see the following on the MLR Form C:
1. A water source for the Fire Department shall be located on the property.
addressStreet2. Middle Line Road shall be improved to the Planning Board specifications.
3. The entrance onto addressStreetMiddle Line Road from addressStreetTabor House Road shall be improved
to ensure safe travel.
4. A note on the linen shall state, "No more than 12 dwellings shall be built on the
property."

5. Satisfactory setbacks for the building envelopes shall be provided on the eastern
side of the property.
addressStreet6. Two (2) Road Associations shall be formed; one for addressStreetMiddle Line Road and one
for the road going into the subdivision.
7. A landscaping plan shall be provided.
Mr. Flender stated that a letter listing these conditions should be sent to the Board of Selectmen. Christina will type and send this letter.
