MINUTES OF MEETING
OCTOBER 3, 2002

PRESENT: Tracy Scott, Joanna McIntosh, Harold Arey, Ron Lesieur, Skip Lawrence, Dave Colbert

Motion was made to accept minutes of September 5, 2002.

PUBLIC HEARING: Earl Weir
        Lot Line Adjustment
        Map 7, Lot 4 & 5, Hilliard Road

Abutters present: Joan Hallquist

Mr. Weir presented final plans to the Board. A member of the town pointed out that this part of Hilliard Road is not an approved road.

Motion was made to accept the Lot Line Adjustment.

DESIGN REVIEW:  Eleanor Daroska & Eunice Leavitt        
        Subdivision
        Map 3, Lot 88, King Road

Abutters present: Dean Wolf, Priscilla Bernard, Joseph & Carol Egan, & James Kelley

Webb Stout presented plans to the Board. The abutters reviewed the plans and had questions answered.  Note 1, needs to have owner of record changed.

Septic Numbers need to be on the plan. The Board requested that the frontage for Lot 88-1 be clarified.

Beaver Brook Environmental Consultants have done test pits and found mostly residential soils.

Abutters present: Dean Wolf, Priscilla Bernard, Joseph & Carol Egan, & James Kelley

Webb Stout presented plans to the Board. The abutters reviewed the plans and had questions answered.

The following need to be addressed: Note 1, needs to have owner of record changed. Septic design numbers, frontage clarification.

Motion was made to accept the subdivision with the above changes.

        Planning Book

Mrs. Frangione presented a planning book to the Board from the UNH Cooperative Extension on “Preserving Rural Character through Agriculture”

DISCUSSION:     Brandon & Katrina Giuda &
        Gary & Susan Schreier
        Lot Line Adjustment
        Map 10, Lots 9A & 11A

Mr. Giuda presented plans to the Board for this lot line adjustment. This is a simple adjustment.

The Board requested that the old lines from the recent subdivision be removed to show the new actual lines only.

Mr. Giuda will contact the secretary when he is ready to continue.

DISCUSSION:     Joe Austin
        Subdivision
        Map 3, Lot 68B, Dover Road

Mr. Austin would like to create an office park on his property within the commercial zone. He has 200 foot frontage on Route 4. Mr. Austin has also had a recommendation from State of NH DOT, District 5, that he have a 75 to 80 foot entrance to the property for larger vehicles.

Mr. Austin will contact the secretary when he is ready to continue.

        Map 7, Lot 27 Bear Hill & Durgin Roads
                
John Myhaver, of TF Moran Surveying, presented the Board with plans.  The property is in three separate zones, residential, rural agriculture and wetlands.

The subdivision will be two lots divided off of the original lot. With the original lot remaining at 35.86 acres. The two divided lots will be 6.26 & 5.01 acres.

Mr. Myhaver will contact the secretary when ready to continue.
