Planning Board Meeting Minutes
Tuesday, October 12, 2010
A regular meeting of the Planning Board of the Village of Briarcliff Manor, 1111 Pleasantville Road, Briarcliff Manor, New York 10510, was held in the Municipal Building on Tuesday, October 12, 2010 at 8:00pm.

Call to Order: Chairman Nolan called the meeting to order at 8:00pm.
PB-10-2010-LABICK - VILLAGE CODE CHAPTER 220-9.2 MANDATORY TREE PLANTING PLAN (MTPP): The Planning Board reviewed an application for a tree planting plan to construct an addition to an existing single family dwelling. The property is located at 33 Satinwood Lane.
Mr. Robert Labick, Applicant, explained the proposed addition and Mandatory Tree Planting Plan.
Planning Consultant Yackel requested minor revisions to the Applicant’s plan. She requested a 1 year minimum guarantee be listed on the plan, that 1/3 of the trees planted be evergreen with a minimum height of 8 feet and the typo be corrected. She stated it was a Type II action and no SEQRA was required.
Upon motion by Member Halper, seconded by Member Lotter, the Board voted unanimously to approve the application with the stipulations listed by Planning Consultant Yackel.
PB-17-2005- SLEEPY HOLLOW COUNTRY CLUB- SITE PLAN AMENDMENT: The Planning Board reviewed an application to amend a site plan. The property is located at 777 Albany Post Road.
Ms. Jodi Cross, Attorney for the Applicant, explained the proposed site plan amendment and stated they received the necessary approvals from the Town of Mount Pleasant. She respectfully requested the Board draft a resolution for approval at the next meeting.
Mr. Chris McKaig, Architect for the Applicant, explained the layout of the proposed addition.
The Board had general discussion regarding the tree planting plan and the slope disturbance of the site. They further directed a resolution be drafted for the next meeting.
Planning Consultant Yackel stated the Board did not need to take SEQRA action.
PB-11-2010 – WAKE ROBIN, SIGN PERMIT APPROVAL: The Planning Board reviewed an application for a sign permit for an existing commercial building located at 1207 Pleasantville Road.
Ms. Meghan David, Applicant, explained the proposed sign and stated she would be opening on Friday.
The Board had general discussion regarding the height of the proposed sign.
Upon motion by Member Halper, seconded by Alternate Member Herbst, the Board voted unanimously to approve the application as submitted.
VILLAGE ENGINEER’S REPORT
- The grand reopening of the Scarborough Firehouse was held last week.
- There are several Capital Projects underway in the Village including the Full Water Supply Project, Drainage Projects and a Photovoltaic Solar System for the roof on the Department of Public Works building.

Upon motion by Member Halper, seconded by Member Lotter, the Board voted unanimously to adjourn the meeting at 8:35pm.
