REGULAR MEETING– 8:00 P.M.

1.      PB-1-2008-PUBLIC HEARING THE CLUB AT BRIARCLIFF MANOR AMENDED SITE PLAN, WETLAND, STEEP SLOPE REVIEW (CLASSIC RESIDENCE BY HYATT):  The Planning Board will hold a public hearing on an application from Briarcliff Manor Investors LLC (BMI) for an amendment to the site plan approval previously granted for a Continuing Care Retirement Community containing a total of 385 living units and support facilities on this site. The Planning Board will also obtain input in connection with the Planning Board’s review of the application under the State Environmental Quality Review Act (SEQRA).  The property is located at Scarborough Road, Lodge Road, and Central Drive and was formerly owned by The Kings College.

2.      PB-15-2006- THE CLEARVIEW SCHOOL, SUBDIVISION APPROVAL: The Planning Board will review an application to subdivide the property separating the area on which the residence is currently located (2+ acres) from the remaining parcel (17+ acres).  The property is located at 550 Albany Post Road and located in the R30A Zoning District.

3.       PB-9-2008 – ST. THERESAS CHURCH –AMENDMENT TO SITE PLAN FOR A NEW SIGN AND SPECIAL USE PERMIT RECOMMENDATION: St. Theresa’s Church has filed for an amendment to their site plan and for a sign permit which the Planning Board will review.  The Board of Trustees referred the application to the Planning Board for review and recommendation of the Special Use Permit. ~The Property located at 1394 Pleasantville Road.

4.      PB-11-2008 – DEGASPERIS – SITE PLAN APPROVAL, VILLAGE CODE CHAPTER 220-15, PROTECTION OF NATURAL RESOURCES REVIEW (STEEP SLOPES APPROVAL), AND VILLAGE CODE CHAPTER 220 – 9B TREE PLANTING PLAN: The Planning Board will review an application to demolish an existing dwelling and construct a new single family residence. ~The Property located at 45 Becker Lane.

5.       PB-12-2008 – PRAEGER –SITE PLAN APPROVAL, VILLAGE CODE CHAPTER 220-15, PROTECTION OF NATURAL RESOURCES REVIEW (STEEP SLOPES APPROVAL), AND VILLAGE CODE CHAPTER 220 – 9B TREE PLANTING PLAN: The Planning Board will review an application to construct a new single family residence. ~The Property located at 57 Becker Lane.

6.      ZBA CASES:
·       V-9-2008        -Mr. and Mrs. David Greco               9 Aspinwall Road: An application for a building permit to construct a new single family dwelling is denied due to nonconformity with Column 8a, Front Yard Minimum Yard Dimensions of Schedule 220:A5 and Column 9A, One Side Yard Minimum Yard Dimensions of Schedule 220:A5 of the Code of the Village of Briarcliff Manor for Lots with Buildings with Gross Floor Area More Than 3,500 Square Feet.
·       V-10-2008       -Mr. and Mrs. Frank Schettino   184 Tuttle Road:   An application to construct an accessory garage structure to an existing single family dwelling is denied due to nonconformity with Column 9A, One Side Yard Minimum Yard Dimensions of Schedule 220:A5 of the Code of the Village of Briarcliff Manor for Lots with Buildings with Gross Floor Area More Than 3,500 Square Feet.
·       V-11-2008       -Mr. And Mrs. John Ho           309 Elm Road:      An application to construct a deck addition to an existing single family dwelling is denied due to nonconformity with Column 9A, One Side Yard Minimum Yard Dimensions of Schedule 220:A5 of the Code of the Village of Briarcliff Manor for Lots with Buildings with Gross Floor Area More Than 3,500 Square Feet.

8.      VILLAGE ENGINEER’S REPORT:  Village Engineer will provide a report to the Planning Board on ongoing projects.

9.      NEXT MEETING: The next meeting of the Planning Board is scheduled for August 12, 2008. Next submission date for applicants is July 25, 2008.
