REGULAR MEETING– 8:00 P.M.


1.      PB-13-2005 PAC WATER CORP- SUBDIVISION: The Planning Board will be holding a Public Hearing to review an application for a conservation subdivision for a 26 acre property located on Cedar Drive East and Long Hill Road East.

2.      PB-05-2006-OLD SLEEPY HOLLOW ESTATES, LLC-SUBDIVISION AND WETLAND APPROVAL: The Planning Board will review an application to subdivide 5 acres into three (3) residential building lots in an R-40 zone.  Each lot is proposed to be serviced by public sewer and water and individual driveways. The property is located at 61 Old Sleepy Hollow Road.  The public hearing for this application was concluded at the June 12, 2007 meeting.

3.      PB-15-2006- THE CLEARVIEW SCHOOL, SUBDIVISION APPROVAL: The Planning Board will review an application to subdivide the property separating the area on which the residence is currently located (2+ acres) from the remaining parcel (17+ acres).  The property is located at 550 Albany Post Road and located in the R30A Zoning District.  

4.      PB-10-2007- BRIARCLIFF FARMS CREAMERY SITE PLAN APPROVAL: The Planning Board will review an application for an amended site plan approval for the conversion of a former retail use into a restaurant use.  The property is located at 107 North State Road.

An application for a Building Permit to construct a front porch addition and a mud room addition connecting the detached garage to an existing single family dwelling is denied due to nonconformity with Column 8A, Front Yard Minimum Yard Dimensions of Schedule 220:A5, Column 11A, Rear Yard Maximum Yard Dimensions of Schedule 220:A5 of the Code of the Village of Briarcliff Manor for Lots With Buildings with Gross Floor Area Greater Than 3,500 Square Feet.

2.      V-10-2007       -       Hogan/Trudeau   14 Scarborough Road
An application for an amendment to your Building Permit for modifications made to work performed under Building Permit 7888 is denied due to nonconformity with Column 6, Maximum Lot to be Occupied by Buildings of Schedule 220:A5 of the Code of the Village of Briarcliff Manor.

3.      V-11-2007       -       O’Neill         95 Old Briarcliff Road
An application for additions and alterations to an existing family dwelling is denied due to nonconformity with Column 8, Front Yard Minimum Yard Dimensions of Schedule 220:A5, Column 11, Rear Yard Maximum Yard Dimensions of Schedule 220:A5 and Column 9, One Side Yard Minimum Yard Dimensions of Schedule 220:A5 of the Code of the Village of Briarcliff Manor for Lots With Buildings with Gross Floor Area Less Than or Equal to 3,500 Square Feet.

4.      V-12-2007       -       Stone                           10 Tuttle Road
An application for the construction of a new in-ground swimming pool is denied due to nonconformity with Section 220.9, Regulations of Swimming Pools, paragraph B. (2) of the Code of the Village of Briarcliff Manor.  

5.      V-13-2007       -       Moraglia                        23 Hall Road
An application for additions and alterations to an existing single family dwelling is denied due to nonconformity with Column 8, Front Yard Minimum Yard Dimensions of Schedule 220:A5, Column 11, Rear Yard Maximum Yard Dimensions of Schedule 220:A5 of the Code of the Village of Briarcliff Manor for Lots With Buildings with Gross Floor Area Less Than or Equal to 3,500 Square Feet.

6.      V-14-2007       -       Traub                           87 Hickory Road
An application for an addition to an existing single family dwelling is denied due to Column 8, Front Yard Minimum Yard Dimensions of Schedule 220:A5 the Code of the Village of Briarcliff Manor for Lots With Buildings with Gross Floor Area Less Than or Equal to 3,500 Square Feet.

7.      V-15-2007       -       Rubenstein                      50 Frame Road
An application for additions and alterations to an existing single family dwelling is denied due to nonconformity with Column 8A, Front Yard Minimum Yard Dimensions of Schedule 220:A5 the Code of the Village of Briarcliff Manor, for Lots With Buildings with Gross Floor Area Greater Than 3,500 Square Feet.

6.      VILLAGE ENGINEER’S REPORT:  Village Engineer will provide a report to the Planning Board on ongoing projects.

7.      MINUTES: The Planning Board will review the July and August 2007 minutes.

8.      NEXT MEETING: The next meeting of the Planning Board is scheduled for October 9, 2007. Next submission date for applicants is September 21, 2007.
