Planning Board Minutes 04/07/2010

Mr. Duffy called the meeting to order at 8:15 p.m. after adjournment of the Rt. 140 Zoning Public Hearing, which he chaired.

Compass Pointe; ANR, Lot Release – Jim Venincasa and his attorney Cheryl Morrill were present.  Ms. Morrill presented a revised ANR plan for frontage lots on Sewall Street.  Mr. Baker read the comments received from Town Counsel regarding the original plan and its defects.  The Board examined the revised plan, and Mr. Baker proposed the following findings:

1.   Plan is entitled "Plan of Land in Boylston, Massachusetts on Sewall Street Lots 1A, 55, 56, 57"

2.   Land is located in the Residential Zoning District which requires 150 feet of frontage and 30,000 sq. ft. of area.

3.   Lots 1A, 55, 56, 57 have sufficient frontage and area.

4.   Ownership of all lots is noted on plan, as are the existing lot lines.

Mr. Baker made a motion to accept the findings and approve the ANR plan.  Mr. Manter seconded; all in favor, none opposed.  Mr. Baker moved that the Clerk be authorized to endorse the plan.  Ms. Hucknall seconded the motion; all in favor, none opposed.

Ms. Morrill requested the Board act on the developer's request for a release of lots 19, 26B, 27B, 28B, 29B, and 1A in the Compass Pointe subdivision.  Mr. Baker read an Email message he received from Mike Andrade of Graves Engineering stating that installation of the water line along Sewall Street was complete and that in his opinion the Town held sufficient surety to insure that paving would be completed.  Ms. Ames made a motion that the Board release lots 19, 26B, 27B, 28B, 29B, and 1A in the Compass Pointe subdivision.  Mr. Baker seconded the motion; all in favor, none opposed.  Mr. Baker signed the lot release document prepared by Ms. Morrill.

The meeting was adjourned at 8:45 p.m.
