Jim Vennicasa – Compass Pointe - ANR
Mr. Baker called the meeting to order at 7:30 p.m.
Approval of June Minutes - Mr. Duffy made the motion to approve the June minutes as written, Ms. Hucknall 2nd the motion; all in favor.
Mr. John Amato - Mr. Amato, a resident of Stiles Crossing, appeared in the audience with concerns related to Stiles Crossing /Signature Homes homeowners. Mr. Amato has lived in his home for three years. The subdivision is owned by Signature Homes.
Mr. Amatos’ purpose for his appearance was on his neighbors’ behalf and his personal complaints/outstanding issues with the builder. Some of his concerns were no street light, recent break-ins, driveways not paved, delay in snow plowing and inadequate mailboxes for mail delivery.
Mr. Amato addressed possible hazardous leakage from parked construction vehicles.
Mr. Duffy made a motion that the chairman consult with Town Counsel regarding the process of recalling a bond for the Stiles Crossing subdivision. Ms. Hucknall 2nd the motion; all in favor.
Compass Pointe and Stiles Crossing - Mike Vennicasa relayed to the Board members that he is in the process of retrieving a portion of the bond for Stiles Crossing in order to finish some outstanding issues. Mr. Vennicasa explained that the final paving of roads usually doesn’t occur until the subdivision is completed but under the economic conditions if may force the contractor to complete the road.
Mr. Baker asked Mike Vennicasa if he had any questions regarding the checklist submitted to him.
Jim Vennicasa informed the Board that the Conservation Commission asked that they move detention basis B to place it at a more natural grade level. Mr. Baker asked if a professional engineer will make the basin changes and determine the drainage calculations. Graves Engineering will be performing the services.
Mr. Duffy asked when the ANR was approved for Compass Pointe was the number of lots reduced. Mr. Vennicasa stated the lot size changed but the number of lots was not reduced.
Mr. Baker asked if the covenant has been recorded. Mr. Baker informed Mr. Vennicasa that permits for an Erosion Sedimentation plan will be required.
Mr. Baker informed Mr. Vennicasa that the Town of Boylston, Water District and Conservation Commission would like the open lots deeded to the Water District.
