BOLTON BOARD OF APPEALS
Minutes of Meeting
December 22, 2004 at 7:30 P.M.

Present:  Gerard Ahearn, Jake Foote, Charles Lord, Jackie Smith, Patrick Sullivan, Nat Tipton (Town Planner)
1.  Drewicz Special Permit Hearing
Hearing for the application submitted by Noelle and James Drewicz for a special permit seeking the alternation of pre-existing non-conforming uses and structures pursuant to Zoning Bylaw §2.1.3.3 was continued from December 8, 2004.  
On motion by Patrick Sullivan, seconded by Jake Foote, the Board voted to grant the special permit with the following conditions to be integrated into the decision with the Board’s final approval:
1.      The project will remain in substantial conformance with the plans submitted to the Board;
2.      Applicant will make best effort to find and secure adequate employee parking;
3.      Signage must meet bylaws and be presented to appropriate boards;
4.      The residential unit will be sold as an affordable unit with preference to town employees or residents.
5.      Employees of the Regional School District shall be considered employees of the town;
6.      Regular hours of operation for the retail establishments on the site will be limited between the hours of 8am and 8pm;
7.      No more than four separate mercantile establishments will remain on the site.
