JS opened the meeting.

Continuation – Old Farm Street (Map 7/Lot 11) – Old Farm Realty Trust
Request for Special Permit & Variance for Billboard
Sitting In:  AP, JD, BS, BW and JJ

The applicants’ attorney, Lee Ambler spoke with Laura asking for a continuance due to a family emergency. A request in writing for a continuance to March 5th for the hearing and decision date would be forthcoming.

AP motion to accept as requested.
BS second.
All in favor to allow continuation to March 5, 2015.

Discussion
40B Special Permit – South Center Realty, LLC.
condition # 9

The discussion regarding condition # 9 of the 40B permit had been continued since the last meeting. Town Counsel provided a letter clarifying that the 2000 square foot limitation does not factor in basement space, however it may possibly apply to finished walkout basements if, in the opinion of the Building Department, the walkout does not constitute a basement.  The board had questions regarding if the basement opened out with a walk out area. JS would bring it up to Town Counsel.  The board was all in agreement with the letter that was written and it shall be sent after JS speaks with Town Counsel one more time.  
(The letter was sent on February 24, 2015)

Tim Jones and Robin Remillard were in attendance to informally discuss clarification of a variance that was issue in 1996.  Tim Jones stated Robin Remillard was in the process of selling her home and there was an issue with the variance for the pool and the setbacks.  Tim Jones asked for an interpretation of the variance.  The board felt that at that time the intent was for the pool to be 6’ from the property line.  The board reviewed the 1996 variance and clarified that it was an actual 14’ variance which would allow the pool to be 6’ off the property line.  Tim Jones stated the buyer would like something written on Zoning Board letterhead.  The board suggested he have the buyer email exactly what they want said to Laura (Clerk). Tim Jones would be in touch with Laura.

All in favor to accept the minutes for January 15, 2015 as presented.
Sign Bylaw Committee
AP requested what changes the members would like to see in regards to sign bylaws. Such as:  size restrictions, sandwich boards, temporary, etc.  AP requested draft ideas as it is needed for the Town Meeting. The members agreed to provide their ideas.
