The Chair calls the meeting to order. The Pledge of allegiance is recited. Roll is called.
As there is not a quorum, this is an informal meeting in which the Project Engineer introduced the following project:
Agenda Item 1: 298 Grant Avenue Application for Major Site Plan Review for the construction of a 3,500 SF retail building and associated site improvements. Applicant: Frontier Development, LLC.
Steve Selvek – this is a Type II action and no SEQR is required.
Rick Maar of Dunn and Sgromo representing Frontier Develepment. The proposal is to build a 3500 SF retail building for a cell phone store. Rear set backs cannot be met for the building and landscaping and will be going to the ZBA for relief. Placing a 6 foot solid wood fence on the rear property line with substantial planting on the site. There will be more green area than is current. A lighting plan is being prepared. Developer likes the site as it’s already there and utilities are available. The existing building will be demolished. The site will be graded. DOT requires either side of the property to remain open so no fencing will be down the sides. We will also be using the existing traffic signal and will be adding a light on the side facing the subject property. There will be 35 parking spaces.
Crystal Purcell – questions hours and traffic.
Rick Maar – typical retail hours, closed at night. Peak hour per traffic study is 75 vehicles. The intersection will be signalized in all directions. Developer will have to add signal head to existing light.
Frank Reginelli – questions width of entrance.

Steve Selvek – this is within normal limits for the traffic involved and recommended by DOT. Further items that will be required:
- Full set of plans
- Photometric plan
- Dumpster enclosure
- Fence detail
- Parking lot four feet from property lines
- Building elevations
- Pedestrian ADA accessible from sidewalk to store
Crystal Purcell – questions if owner of Prospect Pointe has been notified and if there are any issues there.
Steve Selvek – yes and not that we’re aware.
